TNQ WINS GOLD AT FIRST TIME BUYER AWARDS 2016

We’re thrilled to announce that TNQ has been awarded the prestigious gold award at this year’s First Time Buyer Awards!

Taking place on Friday 22nd April, the awards celebrated developers and homebuilders that support aspirational homebuyers onto the housing ladder. Year on year the event attracts the biggest names in the industry. TNQ was presented with the Best First Time Buyer Apartment award seeing off competition from other, well established developers and was recognised as a development offering all residents excellent quality and style.

Joe Crawley, Managing Director at NEAT said following the win: “Providing Londoners with an undeniably stylish place to live is something we pride ourselves on. TNQ is an unrivalled product in the local market, offering high specification interiors, thoughtfully designed, open plan layouts, and an abundance of communal outdoor space.”

Lynda Clark, editor of First Time Buyer Magazine said: “Once again we are delighted to have celebrated the outstanding work that is being done by so many companies and individuals to give first time buyers a helpful boost onto the housing ladder.

The awards are always a highlight of my year as they remind me of the great lengths that many companies go to in order to support those just starting out on their homebuying journey, a time when most help is required.

Buying a first property can not only a daunting experience but as many will find, the lowest rung of the ladder can also the most financially difficult - especially for those without any help from the bank of mum and dad.  The awards are a celebration of those who go that extra mile to help less experienced buyers into a home of their own and my congratulations go to everyone involved.”

TNQ Buyer Case Study: Sam Harrison

Sam Harrison had been renting in London for 8 years when he decided to purchase his own home. After months of searching for a new place that offered high-quality specifications and various amenities for a reasonable price, Sam found what he was looking for in a 2-bedroom apartment at TNQ in Colindale.

Working as a Letting Manager at the development, Sam benefited from the inside track on TNQ and the Colindale area, and immediately recognised the opportunity. He comments: “I started working on TNQ as a Lettings Advisor to potential buy-to-let buyers, and got to know the development really well. After looking at a few other developments, I became really enthused about TNQ: the spec of the apartments was particularly impressive compared to others I had seen, which tended to be a lot smaller, and with none of the added benefits that TNQ offered.”

One of the many features Sam will benefit from at TNQ is the built-in fibre-optic facilities. Capable of supporting broadband speeds of up to 10 gigabits (500 times today’s typical 20 megabits broadband) each apartment is individually pre-wired to ensure a fast and consistent connection.

“The open plan layout of the apartment was really appealing, and the sense of space instantly impressed me. It gives me room to grow, which is something the other flats I looked at didn’t offer within my budget. I also appreciated the smaller details the apartment included — wooden floors, high speed internet, and integrated appliances in the kitchen.”

“I also like the fact that TNQ is a community in itself. Providing more than just new homes, the development offers landscaped courtyards, a state of the art gym, cafes, restaurants and shops - all on my doorstep. These new facilities will give the development and wider community a young, buzzy feel.”

Previously renting in Notting Hill, Sam knew it wasn’t going to be possible to buy in the area, so began looking at London’s up and coming postcodes. “When I started working with TNQ, I instantly saw it was the kind of opportunity I was looking for. Not only does it offer great value for money, but there are big things happening in Colindale. It’s a really exciting time for the area, with some major new developments underway and a host of new facilities being introduced. There is a big vision for the area, and TNQ is at the heart.”

TNQ Shapes a new skyline for Colindale

On 1st October, Colindale’s tallest new building at landmark regeneration development, TNQ, celebrated its final phase of construction.

As one of the area’s largest new developments in both scale and size, TNQ is made up of five striking buildings that are helping to forge a new skyline on Edgware Road.

As the development’s pinnacle building, TNQ 1 is 17 storeys tall and includes 81 apartments and two luxury penthouses that enjoy panoramic views over London. Increasing the vertical profile of the area this event also marks an important milestone in the borough’s wider regeneration.

Named one of the four ‘Corridors of Change’, the Edgware Road is undergoing extensive regeneration to provide high quality developments, local services, improved transport and access to enhanced green space and leisure facilities.

Joe Crawley, managing director of NEAT Developments commented, “Today marks an important stage in the construction of TNQ and a milestone for Colindale. Colindale is an area undergoing extensive regeneration, with TNQ at the forefront, helping shape a new skyline for the area. Since our launch in June, we’ve already seen huge demand for the homes, with over 75% now already sold.”

Created by innovative developer NEAT in partnership with Royal London Asset Management (RLAM) and constructed by Shepherd, TNQ’s 460 apartments and four landscaped courtyards sit some 40ft above ground level on top of the 60,000 sq. ft. retail and leisure space.

Joe continued, “While it is not uncommon to see homes above commercial space in London, what we have done at TNQ is create a ‘raised city’ effect. The entire development sits above the 60,000 sqft of retail space, 40ft above the ground, giving homeowners more privacy while keeping the shops, cafes, and restaurants open to the community.”

Providing more than just bricks and mortar, each apartment at TNQ offers the latest technology. Every apartment is pre wired with fibre optic cabling to support broadband speeds up to 10 gigabits; 500 times today’s typical 20 megabits broadband.

The occasion was marked with a ceremony on site, and was attended by NEAT Developments, Royal London Asset Management, as well as construction company, Shepherd.

Steve Collins, executive director of operations at Shepherd Construction, comments: “Today marks an important stage on this high profile project, which has seen almost 800,000 man hours spent in construction with around 500 people on site each day working hard to get to this crucial stage.

“The journey so far has not been without its challenges, with one of the worst winters in six decades last year severely restricting movements on site. We stand today, however, with progress firmly on track and concrete frames for each block completed and fit out underway.

“We look forward to continued collaboration with the whole of the project team over the coming weeks to deliver an eye-catching, quality development of which we can all be proud.”

Currently available from £275,000, the apartments enjoy a high level of specification and a number of lifestyle extras which will appeal to professionals and young working families. Once complete, the development will include an on-site gym, crèche, concierge, and secure-covered car parking.

TNQ shapes corridor of change in Colindale

Today (June 11th 2014) sees the launch of the latest development in Colindale; TNQ. Located just off the Edgeware Road –one of the four Corridors of Change*- TNQ will introduce 460 new homes to become one of the area’s largest developments and is central to the council’s ambitious regeneration plan to provide 2,500 new homes.

Currently experiencing a surge of popularity amongst buyers, Colindale has welcomed several new build schemes in recent years as part of Brent council’s ambitious local Area Action Plan. Introduced in 2010, the pioneering plan aims to regenerate and boost the local economy, create a range of high quality public spaces, as well as increase and improve pedestrian and cycle routes connecting new developments to the surrounding area and ensure an integrated community.

Central to this regeneration, TNQ will deliver five striking buildings built around open green space and comprises a total of 460, one, two and three bedroom apartments and over 60,000 sq. ft. of retail and leisure space.

Labour party leader, Councillor Muhammed Butt, commented, “Developments like TNQ are helping shape Colindale into a vibrant, successful, and diverse neighbourhood where people will want to live, work and visit. It is an example of the new high quality, sustainable developments that the borough welcomes to provide excellent new homes and exciting retail and leisure facilities. Through the council’s extensive regeneration plans and working with developers such as NEAT, Colindale will become a distinctive and successful place to live with its own unique identity.”

With the first phase of high specification apartments priced from £260,000, TNQ is set to bring modern property to life and offer buyers more than they expect. Created by innovative London developer, NEAT, in partnership with RLAM, each apartment offers the latest technology, with every home pre wired with fibre optic cabling to support broadband speeds up to 10 gigabits; 500 times today’s typical 20 megabits broadband.

Each apartment also features surround sound provision, under floor heating, LED lighting and integrated touch control kitchen appliances.

The development is also designed to ensure a stunning view for everyone. The ground floor apartments are elevated three stories - some 40ft - above street level, providing an outlook to some of London’s most iconic landmarks.

Managing director of NEAT developments, Joe Crawley, comments: “At NEAT, we believe in driving up standards to offer buyers more than what is expected.  When creating TNQ, we looked from the outside in to challenge, enhance and question what is possible - not just what is required.

“Brent council has set out some exciting regeneration plans for the area, which will transform Colindale and the surrounding communities over the next 10 years. Most excitingly, a wide range of community facilities will be introduced, including new schools and quality retail and leisure space. Working with RLAM, we have designed a bold and innovative development that supports these changes, but will also bring something new and unique to enhance the area.

“Colindale has a very exciting future and now is an ideal time to buy in the area.”

Working together with world-renowned interior designers, Manser Practice, every detail has been considered to create a modern and stylish living space. All apartments include modern fixtures and fittings throughout; custom-designed tiled bathrooms, contemporary high quality kitchens and a private balcony or terrace.

TNQ has a number of lifestyle extras which will appeal to professionals and young working families. Once complete, the 60,000 sq. ft. of retail and leisure space will include an on-site gym, secure-covered car and bicycle parking. Facing onto the elevated courtyard is a crèche, equipped with an adjacent private play area.

*Edgeware Road has been identified by Brent council as one of four ‘Corridors of Change’ which will undergo extensive regeneration to provide high quality developments, local services, improved transport and access to enhanced green space and leisure facilities.
